PROPERTY DESCRIPTION

Island Mountain Ranch is a truly one-of-a-kind property, offering the feel of multiple ranches in one expansive holding. Spanning a whopping 10,282 acres more or less, this incredibly diverse ranch delivers outstanding opportunities for ranching and hunting. With its vast landscapes, natural beauty, and unmatched versatility, Island Mountain Ranch is a rare and remarkable offering providing extreme seclusion and privacy!

Land

Island Mountain Ranch is a true gem of the Western landscape, encompassing approximately 10,282 +/- acres that dominates the bulk of Kimball Mountain, offering unmatched natural seclusion thanks to the steep canyon walls that surround it. Stretching nearly 7.5 miles across the mountain east to west , this vast expanse features a mesa-like terrain of rolling hills, prominent ridgelines, and peaceful bowls and draws that evoke a deep sense of undisturbed wilderness. Numerous natural springs nestled between ridges provide reliable, year-round water sources for both livestock and wildlife, making it an ideal setting for ranching and recreation alike. The mountaintop is beautifully timbered with dense pine pockets, bitterbrush, oak brush, and serviceberry, while pinyon-junipers, firs, and sagebrush adorn the mountain’s benches and slopes.  The lower elevations of the ranch offers several bowls and borders Kimball Creek with a few scattered springs. The multiple draws on the north and south sides provides excellent cover and bedding  areas for game as they move to the top for feed and water!
For hunters and wildlife enthusiasts, Island Mountain Ranch offers an experience second to none. The property is home to impressive populations of elk, deer, bear, grouse, and turkey, with trophy-class bucks and bulls frequently spotted, especially in the secluded upper elevations of Kimball Mountain. Located in GMU 31, the ranch borders thousands of acres of BLM and also benefits from over-the-counter bull elk tags for the 2nd and 3rd seasons, enhancing its reputation as a premier hunting destination.
Whether you’re drawn to its ranching potential, recreational opportunities, or simply the peace that comes with such vast seclusion, Island Mountain Ranch stands as a truly extraordinary offering in Colorado’s high country.

History

In 2020, the devastating Pine Gulch Fire affected portions of the ranch and the surrounding area. In response, the owners promptly implemented extensive mitigation efforts, including aerial seeding to initiate regrowth. As a result, the ranch is now thriving, with new vegetation supplementing the undisturbed areas to support robust livestock grazing and a diverse array of wildlife. Though burned in several areas, the aftermath has added some unique characteristics to the ranch’s already exceptional habitat!

Location

Located approximately 20 minutes southeast, the small town of De Beque is the closest community to the ranch. For a wider range of amenities, larger towns such as Grand Junction, Rifle, and Glenwood Springs are all within reasonable driving distance. Just under an hour away, Grand Junction is nestled among striking red rock canyons, mesas, and the Colorado River. Known for its blend of agriculture and outdoor adventure, the area is a hub for mountain biking, hiking, and rafting. The city also offers a variety of businesses, restaurants, shopping centers, and the convenience of the Grand Junction Regional Airport, which provides flights to numerous destinations.
Rifle, located about 45 minutes east of the ranch, offers several conveniences including gas stations, dine-in restaurants, grocery stores, a hospital, and a variety of local businesses. The town also provides access to many recreational opportunities. Glenwood Springs, approximately an hour from the ranch, features all the conveniences of Rifle with added attractions like the Glenwood Caverns Adventure Park and the iconic Glenwood Hot Springs, making it a well-rounded destination for both necessities and leisure.
