Land

The property is vacant mountain land with large timber, logging roads and ridgetop views.  According to Jackson county requirements, the property sits with  a slope percentage of 54%.  That will require each building lot to be a minimum of 10 acres if buyer wants to subdivide.   Some logging has been done several years ago so logging roads do exist.  The property entrance road has been cleaned up and improved a half mile into the old log loading dock area and another half mile of road has been improved that stretches north up to the northernmost ridge where you can see the valley to the north towards the towns of Dillsboro and Sylva.

Recreation

Multiple recreational opportunities can be enjoyed on the property such as hiking, riding side-by-sides, ATVs and horseback riding.   Hunting opportunities also exist with a healthy whitetail population.  Black bears and wild turkey also roam the area and can be hunted during the appropriate seasons.

Agriculture

Property is mostly timber with a few logging roads and some ridges and ravines.

Region & Climate

Sylva, NC has a humid subtropical climate with warm summers and mild winters. Average summer temperatures range from the low 80s to the mid-90s, while winter temperatures generally stay in the 40s and 50s. The area receives plenty of rainfall throughout the year, with an average of approximately 50 inches annually. Snowfall is rare with only an average of 5 inches per year. Summers in Sylva are usually quite humid and thunderstorms are common during this time of year. Winters tend to be milder but can see periods of cold weather and occasional snow or ice storms.

Location

Property is located 7 miles south of Sylva, NC and 14 miles north of the town of Franklin, NC.   Both towns offer great local and national restaurants, as well as some great shopping.  Other recreational opportunities in the area include fishing, white water rafting, kayaking, hiking, horseback riding and many others.  The Tuckasegee river, the Nantahala river, Fontana Lake and Lake Glenville are all within a short driving distance.   The closest local airport is the Jackson county airport which is near Cullowhee, NC.   The biggest regional airport is located in Asheville, NC which is 62 miles to the east.
