Land

All four lots total 45.73 acres.  This area is considered the foothills of the famous Blue Ridge Mountains.  The lots are accessible directly from the end of the cul-de-sac on Idlewild Drive.  The terrain slopes down from the paved road to the south and western boundary lines.  The land is covered with big timber and has a creek, called Allen Branch, that runs along the western boundaries.  The topography is hilly, but there are some ridges that could allow you to build that perfect mountain cabin overlooking the valley to south and west!  The current owners have constructed roads and hiking paths on the property and you can reach the creek bottom with some decent effort.

Recreation

The land itself has multiple trails ready for ATVs and side-by-sides.  There are also hiking trails across the property and you can enjoy Allen Branch that runs along the western boundary lines.  The neighborhood is very quiet and all roads are paved so you could enjoy a nice walk or bike ride through the community.
The South Mountain State Park is only 24 miles away!  There you can enjoy camping, hiking trails, horseback riding trails, mountain bike trails, fishing, paddling and much more!  South Mountains State Park is situated at the crossroads of the Appalachian Mountains and the Foothills to provide the ultimate backcountry experience. The park boasts elevations up to 3,000 feet, an 80-foot waterfall, and nearly 50 miles of trail for hikers, horseback riders, and mountain bikers. Water recreation is offered via the Jacob Fork River, which hosts designated trout waters, or to the far west at the separate Clear Creek access that features the namesake lake.

Region & Climate

Bostic, NC has a humid subtropical climate with mild winters and hot, humid summers. Located in the foothills of the Blue Ridge Mountains, Bostic experiences greater variations in temperature than other places at similar latitude on the East Coast. Winters are usually mild with temperatures rarely dropping below freezing and snowfall is infrequent. Summers are hot and humid with temperatures averaging in the mid-80s Fahrenheit during the day and upper 60s at night. Precipitation is fairly evenly distributed throughout the year with around 41 inches of rain annually.

History

Golden Valley Estates is a gated community that was established in 2007 just north of the town of Bostic, North Carolina.  HOA fees are $400 per lot annually.

Location

Bostic is a short 20 minute drive south and has amenities such as grocery stores, gas stations and restaurants.  The acreage sits a little over an hour from Asheville, NC.  The town of Rutherfordton is 30 minutes to the southwest.  Shelby is located 40 minutes southeast.  You can be in Charlotte in an hour and twenty minutes.
