This property is a blank slate, with electricity and community water available at the southern property boundary.  Property is currently approximately 2/3 fenced, and the owner has the materials to complete the fencing project.  An access road currently allows access from County Road 3 to the base of the volcano; owner is working to finish a project to provide road access to the northern section of the property.

Recreation

This property is located in NM GMU 46, which allows landowners to purchase over-the-counter tags for elk, mule deer, antelope, bear, and mountain lions.  The ranch borders a nearly 90,000 acre, well managed and controlled ranch, so elk, deer, and antelope regularly visit the property.  The photos show some of the regular herds, and the large bull was harvested on the property in 2024.  The new owner could sell tags as a money-maker for the property, and with the addition of a dirt tank or two and some food plots the hunting on the property could be reasonably expected to produce a healthy income.
At less than two miles off of NM-442, the property could be used as a central location for those looking to utilize the multitude of summer and winter resorts in close proximity, including Sipapu (1 hour), Angel Fire (1 hour), Red River ( less than 2 hours) and Taos Ski Valley (2 hours).   All offer mountain biking, hiking, and skiing.

Region & Climate

At an elevation of approximately 7500 feet,  the Ojo Feliz area enjoys a high desert climate, with warm, but not overly hot, summer days with cool evenings.  Winter temperatures are quite temperate, with average daytime highs well above freezing.  Summer monsoon rains and late winter snowfall provides the majority of the moisture in the area.
