PROPERTY DESCRIPTION

38 acres located on the Northwest slope of Stoney Face Mountain. This property is bordered by thousands of acres of BLM public land on 2 sides. Panoramic views of the surrounding Mountains include the Collegiate Peaks to the West, and the Continental Divide to the North. Including 2 newer tiny homes, and a 40’x60′ pole barn. It also includes a well, concrete septic tank and leach field. There is a partially pre-dug pit for a future home site.

Land

The property itself sits in a protected valley with privacy from the county road.  Topography is rolling on both sides of the valley floor.  With Aspen and mixed coniferous forest surrounding the property on all sides.  There is a small stock pond and the entire perimeter of the property is fenced with barbed wire.  This could be the perfect base camp for horses.  The county road is not maintained in the winter, but one could plow about 2 miles of road if they desired to live here year round.  Most winters don’t see a significant amount of snow, so it could be a good place to build your future year round residence/dream home!

Improvements

There is a 1972 double wide trailer on blocks that can be restored, but it was never plumbed and has never been hooked up to electricity.  It was used as a dry cabin, but the mice took it over.  So, the new owner gets to decide whether they want to demolish it, or restore it.  There are 2 newer tiny homes (no plumbing) that will convey at closing.  These tiny homes are attached to trailers and can be moved.  Located near the entrance to the property is a 2014, 40’x60′ pole barn with dirt floors.  There is a 7 GPM  domestic well with pump installed and 3 spigots plumbed in.  One spigot is located near the future home site.  At this time the only way to power this well is with a generator.  The Northern hill on the property would be an ideal location for a solar system with its great southern exposure!

Recreation

Located near Waugh Mountain and Stoney Face Mountain!  This property is the ideal hunting camp.  It is located in an area that has a very healthy elk herd.  Elk frequent this property year round.  Both wild turkey and black bear are common visitors here.  Bordering thousands of acres of contiguous public lands makes this property a hunter’s dream.  GMU 58 is known for producing some very nice bulls and bucks!  You shouldn’t have to venture very far to harvest a good bull here!

History

The Black Mountain and Waugh Mountain area has a storied ranching history.  One of those story’s is the story of Old Mose the Grizzly Bear who lived on the slopes of Black Mountain.  If you search Old Mose the grizzly bear you can find numerous articles written about that bear.  An incredible tale of man versus bear!
