PROPERTY DESCRIPTION

The Weldon Creek 264 acres is an exceptional hunting and recreation property with over 1/2 mile of spring fed creek running through the middle of the property. Land

The 264 acres have been enrolled in the Quality Forest Program since 2008. The purpose of the Qualified Forest Program (QFP) is to encourage landowners to actively manage their privately owned forests for commercial harvest, wildlife habitat enhancement, and improvement of other non-forest resources. In exchange for managing their forests in a sustainable fashion, the landowner will receive an exemption from the local school operating millage.
The property offers the most diverse rolling terrain with mature and new growth hardwoods and pines.
Weldon Creek is spring fed and known to hold some trout and traverses through the middle of the property and offers 30 + acres of low ground with cedar trees, tag alders and native grasses that make for great deer bedding areas.
Approximately 10 acres of hardwoods and 20 acres of red pines were just harvested in February – March 2025. The Quality Forest Program requires harvesting of 15 to 40 acres every 5 to 7 years per the forester’s recommendation.
The North Benson Road paved frontage is 700 feet and 294 feet and the East Hansen Road frontage is 1803 feet.
The Marquette Rail is a short line railroad operating and based in Ludington. It operates 126 miles north from Grand Rapids to Manistee and it borders the West property line of Weldon Creek 264.

Improvements

There are established trails that lead to the hunting areas with box blinds overlooking food plots.
The well built steel framed bridge over the creek will accommodate all terrain vehicles.
 
 

Recreation

Excellent deer, turkey and small game hunting have been enjoyed by the owners since 2007.

In Mason County, the warm season lasts for 3.8 months, from May 24 to September 18, with an average daily high temperature above 72°F. The hottest month of the year is July, with an average high of 81°F and a low of 61°F.
The cold season lasts for 3.2 months, from December 1 to March 9, with an average daily high temperature below 41°F. The coldest month of the year in Mason is January, with an average low of 18°F and high of 31°F.
Mason County averages 36 inches of rain per year and averages 84 inches of snow per year.

Location

The Lake Michigan city of Ludington is 17 miles away offering white sandy public  beaches, marinas, big store shopping, dining and medical facilities.
The beautiful city of Manistee is 30 miles to the north.
