PROPERTY DESCRIPTION

Land
As you explore the vast expanse of the Yackley partnership west ranch you’ll be greeted by the sight of two free-flowing artesian wells, 3.25 miles of Okobojo Creek, and multiple stock dams. You’ll also take in a pasture system containing 18 thoughtfully planned pastures, each with well water access spanning approximately 1,785 acres. It is modern in its pursuit of efficient land management, using cross fencing and water infrastructure to optimize pasture grazing, enhance livestock performance, and increase grass production. It is also an homage to the ranching heritage of this area by preserving its grasslands in an area where grasslands have declined as row crops have increased in popularity.
In addition to its impressive grazing capabilities, the ranch features approximately 460 acres of productive farmland. Ample feed is provided by 146+- acres of newly planted tame grass for hay and the remainder offering the opportunity to cultivate crops to further diversify the operation. The ranch also has the presence of a gravel vein offering the potential for additional income through its extraction and sale
The property boasts an array of well-appointed infrastructure, including a 2500-ton silage bunker for efficient feed storage, a spacious 42×57 foot shop equipped with heat and A/C, and an expansive 48×72 foot addition with heated floors. A 42×90-foot machinery shed, a large L-shaped barn ideal for calving, and a 60×34-foot livestock working barn with concrete floors to further enhance the property’s operational efficiency and versatility.
The Yackley partnership west ranch isn’t just a haven for livestock; it’s also a paradise for outdoor enthusiasts. With abundant wildlife habitat and diverse ecosystems, the property offers unparalleled hunting opportunities, from the thrill of chasing pheasants and grouse to the challenge of tracking whitetail and mule deer through the prairie.
